The Oaks Shopping Centre, Acton

Outline:

JP Elliott assisted in the off-market acquisition of a secondary Shopping centre for private developer clients. The site had scope for considerable improvement and JP Elliott used their asset management expertise to help create a development of over 250 residential units and a new shopping centre .
The work involved all the asset management, rent reviews dealing with service charges rent collection etc prior to development. JP Elliott assisted in design, the planning process, appeal process and judicial review.
On receipt of planning consent they managed the subsequent vacation of all commercial tenants, compensation negotiations budgeting etc. They also handled all service charge matters accounting and audit submissions. JP Elliott had considerable input into the project management of the early stages of construction and on sale negotiations.
The residential element is half way through construction and has been forward sold while the new retail scheme is virtually fully let. JP Elliott continue to manage residual parts of the scheme and
advise on investment aspects of the commercial scheme.

Outline: Industrial acquisition advice for Sainsbury’s based in Coventry. Acquisition of a newly developed distribution unit let to a major supermarket tenant. The location and quality of the unit combined with the income profile were fundamental to fulfilling the client’s buying requirements.
Somerfield Petrol Stations
JP Elliott acquired a portfolio of six prime petrol stations with associated convenience stores out of The Azure Portfolio. These have been subsequently sold to a number of different investors at a significant profit for our clients.
